Annandale sits on the western edge of Pasadena, west of the Arroyo Seco, around Annandale Golf Club and toward the Eagle Rock and Glendale side of the hills.
Annandale is a hilly west side neighborhood around Annandale Golf Club, with many midcentury homes on sloped lots and long attic or crawlspace duct runs. Marco's repairs AC systems, seals leaky ducts and adds attic insulation so homes cool faster on hot afternoons. Call (626) 879-0711 any hour for a technician who finds the real cause first.
Overview
Annandale sits on the western edge of Pasadena, west of the Arroyo Seco, around Annandale Golf Club and toward the Eagle Rock and Glendale side of the hills. Streets climb and curve, homes step up or down from the road, and many have garages at street level with living space above or below. Much of the housing is midcentury, with some older homes and newer rebuilds mixed in. It is a quiet, residential corner of the city, not far from the 134 freeway.
AC calls in Annandale tend to follow a pattern. The system runs, but it cannot keep up on a 99 F afternoon, and some rooms never cool at all. When we look closer, the equipment is often fine or needs a simple repair, while the ductwork carrying the air is losing much of it before it reaches the rooms. That is why our visits here look at both the AC and the ducts, rather than adding refrigerant and leaving.

Many Annandale homes are midcentury designs, often split level or built into the slope, with an attic over part of the house and a crawlspace or under-floor area beneath another part. Ducts may run through both, with long horizontal runs and sharp turns to reach lower rooms. Original metal ducts were often lightly insulated, and later flex duct repairs added more joints. Every joint is a chance for a leak, and in a hot attic those leaks carry away cooling you have already paid for.
Homes with view windows and short roof overhangs gain a lot of heat in the afternoon. Attic insulation is often thin or compressed from years of storage and service traffic, which lets the ceiling radiate heat into the rooms below well into the evening. Topping it up is one of the simplest fixes we make in this part of town, and it pairs well with duct sealing.
Common problems
Joints at the plenum, branch takeoffs and register boots work loose over the years. Cooled air leaks into the attic or crawlspace, and the far rooms stay warm.
A system that needs refrigerant every summer has a leak. Topping it off without finding the source wastes money and can damage the compressor over time.
Compressed or missing insulation lets attic heat pour into the rooms, so the AC runs longer and the house cools slowly even when the system is working.
Dirty filters, blocked returns and restrictive ducts cut airflow until the coil drops below freezing. The system then blows warm air and drips water when the ice melts.
Hot hillside afternoons stress the electrical parts in outdoor units. A weak capacitor or pitted contactor keeps the fan or compressor from starting. Both parts are quick to test.
Most requested
AC repair is the usual reason for a call, but duct sealing and attic insulation are often what make the biggest difference in comfort. Sealing joints and adding insulation lets an existing system deliver more of what it produces. Refrigerant leak repair finds the source instead of recharging every year, and evaporator coil replacement fixes leaks inside the coil itself. AC maintenance keeps capacitors, contactors and coils in shape before the hottest weeks arrive.

Learn moreWe measure duct leakage with a calibrated fan, seal joints with mastic, and test again so you see the actual improvement.
Learn moreAir sealing first, then blown-in insulation to the right depth, so your ceilings stop radiating attic heat into the rooms.
Learn moreWe trace refrigerant leaks with electronic detectors, bubble tests and nitrogen pressure, then repair and recharge by weight.
Learn moreReplace a corroded or leaking indoor AC coil with a matched one, a fresh drain pan and a proper vacuum and recharge.
Learn moreA spring tune-up that cleans the coils, tests the capacitor and contactor, clears the drain and checks the charge before summer hits.
Learn moreAnnandale is inside Pasadena, with electricity from Pasadena Water and Power and gas from SoCalGas. Ask about current PWP or SoCalGas rebates and state heat pump incentives when funding is open, since sealed ducts and added insulation pair well with a future heat pump. When equipment is replaced, Title 24 rules can require a duct leakage test, and ducts that are already sealed make that step smoother. We handle the permit where the city requires one.
Steep driveways and limited street parking are normal here, so we plan where to park and how to reach the attic or crawlspace before we arrive. Spring is a good time for duct sealing and insulation work, before attics get too hot to work in safely for long stretches. If your attic is already hot, early morning work keeps the crew safe and the job moving.
Questions
In many Annandale homes, the AC is working but the ducts are losing air before it reaches the rooms, or the attic insulation is too thin to hold back afternoon heat. Low refrigerant and dirty coils are also common. We test temperature and airflow at the equipment and at the registers, which shows whether the problem is the AC, the ducts or both.
For a typical Annandale home, duct sealing usually runs roughly between $1,180 and $2,940, depending on how many runs there are, attic and crawlspace access, and whether some sections need replacing. Those are typical ranges, and the final price comes after the technician sees the system. We quote the price before we start the work.
Yes. Many Annandale split-level homes have ducts in both places. We inspect each section, seal joints with mastic or approved foil tape, reconnect loose runs and replace sections that are crushed or damaged. Crawlspace work also lets us look for moisture, animal damage and disconnected returns that can pull dusty air in from under the house.
Often, yes. Thin or compressed insulation lets the ceiling radiate heat into Annandale homes through the afternoon, so even a healthy AC struggles. Adding insulation, ideally after sealing the ducts, helps the house cool faster and stay cooler into the evening. It also helps in winter by holding heat in on cold nights.
